Three properties run the clock

After the water stops, three things set how fast each lawn gives it back:

Texture. Sandy soils drain in hours; clay-heavy soils hold water in the top few inches long after the surface looks dry. Two lawns a mile apart can sit on completely different ground.

Sun. Evaporation is an energy question. A lawn in open sun is pulling moisture out of the profile all day; the yard shaded by oaks across the street is running a fraction of that rate. Same soil, hours apart.

Slope. Crowned and sloped ground sheds water while it’s still falling; flat and low-lying ground collects its own drainage plus everyone else’s. The low back corner that’s always last to dry is always last for a reason.

Stack the three and one storm produces a spread of ready-times across the route — sandy-open-crowned by late morning, clay-shaded-low sometime tomorrow.

The route is the lever

Which makes the scheduling answer re-ordering, not waiting. The crew that runs its normal sequence after rain either ruts the early stops or burns the morning waiting for them. The crew that runs the same day in drying order — fast properties first, slow ones pushed to the afternoon or to tomorrow — loses almost nothing. The work didn’t shrink; the order just stopped fighting the ground.

This is also why “we mow 24 hours after rain” policies quietly fail in both directions: they hold you off lawns that were ready at noon, and they wave you onto the shaded clay that needed 36.

Reading the spread before you roll

  • Know each property’s ground — texture, shade, and drainage sort a route into fast and slow before any forecast does
  • Rain total sets the size of the delay; the property sets its length — the same half-inch is a different number of hours everywhere
  • Re-order, don’t just wait — fast-drying stops first, slow ones last or tomorrow
  • The repeat offenders are telling the truth — the lawn that ruts every time is bottom-of-the-route forever
